Applying online is quick, secure, and convenient. Complete the application on our website, upload your proof of income and any required documentation, and our leasing team will guide you through the rest of the process. If you have questions at any time, we're only a phone call or email away.
Absolutely. While we recommend applying online because it is the fastest and most convenient option, we also welcome walk-in visitors and accept paper applications at our leasing office.
As part of the application process, we'll ask you to provide verifiable proof of income. We accept a variety of income sources, including employment income, retirement income, Social Security benefits, military pay, housing vouchers, and self-employment income. Our income qualification standards are applied consistently across all Denstock Management communities and in accordance with all applicable Fair Housing laws. If you have questions about the application process or acceptable documentation, our leasing team is happy to help.
We believe you should understand the costs of your new home before you apply. Our Fee Disclosure page provides a complete list of application fees, deposits, optional services, monthly fees, and any other charges that may apply, so there are no surprises.
We know pets are family, and we're proud to be a pet-friendly community for cats and dogs. We welcome up to two pets per apartment home, with a combined weight limit of 85 pounds. Breed restrictions apply. For complete details, please contact the leasing team—we'll be happy to answer any questions.
Included services vary by community. Most communities include valet trash service, along with basic internet and cable service. Waverly Place and Stone Creek Village include trash service but do not include internet or cable service. Your community's Fee Disclosure page outlines exactly what is included in your monthly rent.
Residents are responsible for establishing electric service and paying for utilities that are not included in the monthly rent. Water, sewer, and certain utility charges may be billed through the community or a utility billing provider, depending on the property. If internet service is not included with your community, you'll arrange service with the provider of your choice.
Yes. Every community provides complimentary surface parking for residents and their guests. Some communities also offer garages for an additional monthly fee. When available, garage rental rates are listed on the community's Fee Disclosure page.
We typically offer lease terms ranging from 3 to 15 months, depending on availability. Because lease options can change throughout the year, our leasing team will be happy to discuss current options and help you find the term that best fits your needs.

Paying your rent is easy through the Loft Resident Portal, which offers a free online payment option. Eligible residents may also choose Flex to split monthly rent into scheduled payments. Utility payments should be made directly to the applicable service provider or utility billing company, as directed by your community.
If you have questions about your rent, account balance, or other billing matters, please contact your on-site leasing office. We'll be happy to review your account with you and answer any questions you may have.
Our lease agreements do not permit subletting. If your circumstances change and you need to move before your lease expires, please contact your leasing office. We'll review your lease terms, explain your obligations, and answer any questions you may have.
Need maintenance? We're here to help! You can submit a maintenance request through the Loft Resident Portal, via Cora, our virtual leasing assistant, by calling or emailing the leasing office, or by stopping by in person. Our team will keep you updated throughout the process.
If your community offers Luxer One package lockers, your leasing team will provide information at move-in on how to self-register for your Luxer One account. Once you're registered, you'll receive an email or text notification whenever a package is delivered, along with instructions for retrieving it. At communities without package lockers, packages are typically delivered directly to your apartment.
We'll send your renewal offer approximately 120 days before your lease expires. To help us plan ahead, please let us know your decision at least 60 days before your lease end date. If you have questions about your renewal options, we're always happy to discuss them with you.
Residents may request a transfer after living in their current apartment for at least one year, subject to availability and management approval. Our leasing office will gladly explain the transfer process and available options.
Yes. Residents are responsible for any damage caused by their pets or assistance animals. Damage resulting from urine, waste, or other animal-related causes is not considered normal wear and tear and may result in repair or replacement charges in accordance with the lease agreement. Assistance animals are not considered pets, but residents remain responsible for any damage they cause.
Trash service varies by community. Most communities offer valet trash collection on designated service days, while Waverly Place and Stone Creek Village provide conveniently located community dumpsters. Your leasing office will review your community's trash collection procedures during move-in.
If you plan to move out at the end of your lease term, we ask that you provide at least 60 days' written notice before your lease expires. Once we receive your notice, we'll send you a Move-Out Guide outlining everything you need to know, including your pre-move-out inspection, apartment preparation and cleaning expectations, key return instructions, and information about your final account balance. Our goal is to make your move-out process as smooth and straightforward as possible.
